We all have been there, renting and dreaming of owning your own home, it may seem like a huge undertaking but The Betts Team has made it easy with just a four-step process.
Step One - Preparing to Buy
Start saving early, agree on a financial plan that allows you to do a monthly transfer of funds from your checking account to a saving account. Now is the time to make sacrifices knowing you are saving money for a home you want to own.
You will need down payment which we can help you with programs available, closing cost which generally are 2% to 5% of the loan and again we can maybe help with that by working with a seller to help offset, cost associated with moving including minor repairs, upgrades and furnishings.
Step Two – Mortgage Options
Mortgages can be complicated, but this is where The Betts Team can really help! We have worked with buyers who need a direction to start and we have the resources. Whether you are looking for a conventional loan, FHA loan, USDA loan or a VA loan we have lenders to help you. As REALTORS® we are not lenders or mortgage experts but we know who is and have lenders that can help you decide the best way to proceed.
Don’t forget we will help you find first time home buyer programs which often offer low mortgage rates, down payment assistance programs and possible closing cost assistance.
Once we have a lender and programs available to you in place now we can get a preapproval letter from a lender you intend to work with. This is a preliminary commitment for a certain loan amount which now we can go shopping. We will remind you to not change anything on your credit report like a late payment or charging on a credit card.
Step Three – Find a Home
This is where The Betts Team will shine! We are constantly monitoring inventories in Marion, Sumter, Lake and Orange Counties, we do this to help us see trends and areas that might work well for new home buyers. Our goal is to find the prefect home for you and your family. Armed with the preapproval letter, a financing plan and amount you can borrow we can start our search together.
Step Four – Purchasing the Home
The Betts Team stays with you through the process, it’s our job to make sure all goes as planned, when there is a hiccup we will do our best to work with you to solve. Pay for a home inspection, let me repeat pay for a home inspection! You need to know everything about the home before you buy, if a problem is found we can discuss with the seller to have it repaired. A member of our team will be there to ask questions and you as the buyer can also attend the inspection.
This is not the time to try and save a few dollars on insurance, be sure to purchase enough insurance to completely replace your home if destroyed.
