The Villages continues to grow and the need for seasonal housing and along with homes for professionals and those wanting to explore the area for a year also is growing.  With The Villages being 33,000 acres spanning two counties and a golf cart ride end to end being more than an hour, people considering moving here need time to experience the area before settling on where they want to live in The Villages.

Dick Betts belongs to a Facebook group dedicated to Landlords of The Villages and he checks it regularly, almost daily a landlord is posting rental opportunities they can’t fill.  He has picked up two long term renters for his buyers before they even closed the sale.  We now see people looking for multi-year leases and more off season rentals than ever before.


Rental Rates in The Villages Seasonal

One of the leading property management providers in The Villages breaks down the calendar year into three rentals rates based on seasonal demand and type of property.  Rates displayed are monthly and during peak periods can require minium number of months rented.

Note: The above prices do not include a golf cart which most renters want to have available during their rental.  In checking with local golf cart rental companies the cost to rent a cart during peak season is $400 a month with a four month commitment.  Many investors are purchasing slightly used golf carts and including them in the rental.  Having a golf cart included the above rates can be higher and much more appealing during the off season.



Rental Rates in The Villages Long Term


For many investors, Long Term Rentals is a more attractive option for their investment properties.  Rentals can be furnished or unfurnished, utilities and amenities can be included in rental fee or paid by renters, golf carts can be included or not.   To explore the best option for you Dick Betts has all the numbers to help you build out a pro forma based on the price of the property you are considering buying.  Some investors only want Long Term Rentals other want to enjoy the home themselves and take advantage of open times during the year.  Monthly rental rates average between $1,500 a month to over $3,500 a month depending on many factors.
