REALTORS® have the buyers and they start the search on the Multi Listing Service (MLS) that covers the local area. Brokers have agreed to pay compensation to the agent selling the listing on the MLS. REALTORS® need not to worry about being paid for their efforts with For Sale By Owners (FSBO) the agent does not have the same guarantee.
Many FSBO sellers do not have the time to invest selling the home.
Most sellers are not in the position to answer inquires by phone, text and email while working a job. Agents working with buyers will accommodate the buyers schedule which if the FSBO seller is not available at the time requested the home will not be shown. REALTORS® are trained on answering buyer questions in a way to avoid possible problems later either with contract or disputes, FSBO sellers are not. By selling the home yourself you are also taking legal risk a trained REALTOR® knows how to minimize.
Pricing your home should be done by a professional.
What is the right price, you don’t want a low price and leave money on the table but at the same time a too high of a price and extend the amount of time to sell plus if a buyer sees you lowering your price they might wait you out. The Betts Team will do several comprehensive market analyses based on listed, pending, sold and off the market properties similar to your home. This will be a guide to help chose the proper price to list the home.
Preparing and staging the home.
The Betts Team will look at your home with the eyes of buyers. We enter a home looking at inexpensive ways to stage the home to both bring the best price but also sell the home. Reducing clutter, maybe a little touch up paint, rearrange the furniture many times well make the home more appealing.
Exposure to legal risk.
Selling a home involves a lot of paperwork and it needs to be completed by experts, The Betts Team. One of the most important documents is the Seller Disclosure, A seller of real estate has an affirmative duty to disclose any fact that materially affects the value or desirability of the property. The seller can be held liable for fraud, negligence, or breach of contract if they do not disclose properly. If you fail to disclose a hazard, nuisance, or defect and the buyer comes back to you after having moved in and found a problem the buyer could sue you. Agents can make mistakes also but they have professional errors and omissions insurance to protect themselves and to give the buyer recourse, so the buyer may not need to pursue the seller for damages.

The Betts Team weeds out unqualified buyers, if we are working with a buyer directly we will know they either have the cash or the borrowing power to purchase your home. We also can require “Proof of Funds” to show the home meaning no unqualified buyers.
Price negotiations takes skill, The Betts Team will review offers and share our opinions with the seller. The final decision is the seller but we can suggest counter offers and other negotiation tools.
Many times, the homeowner overlooks flaws in the home, our job is to help overcome the flaws the owner may have lived with for years.

As a FSBO you might not be taken seriously. Some homebuyers are afraid of pursuing a For Sale By Owner home and fear that the same level of due diligence wasn’t performed. Negotiations can also get very difficult if the buyer’s agent and buyer doesn’t treat you like a professional.
